Purpose
of Loan
- i.e. Standard home loan,
debt consolidation, first
home, renovation and investment.
These classifications will
help us to allocate the
right consultant to support
you through the loan application
process.
Loan
Required -
The loan amount you require
to meet you needs.
Deposit
Available
- All loans, even a no deposit
home loan attracts State
Government fees and charges.
So the minimum deposit you
will need is 5% of loan
amount. Most lenders will
not lend to cover these
charges unless you offer
extra assets for security.
Property
Value
- This is usually
greater than the amount
of loan required. Alternatively,
you are holding suffiicent
other assets to cover the
excess of the loan.
Income(s)
- We
have assumed no more than
two individuals involved.
Please give approximate
annual incomes.
Assets
- Most
lenders require you to satisfy
the following criteria to
ensure the difference between
the value of the mortgaged
property and your loan is
fully secured -
Assets
to the value of 10-15% of
the value of the loan you
are seeking (requires Lenders
Mortgage Insurance)Assets
to the value of 15-25% of
the value of the loan you
are seeking (no Lenders
Mortgage Insurance required)
Occupation
- Please list your main
occupation and main occupation
of second income earner.
Self
Employed -
For a no documentation loan
you will need to include
your assets to a minimum
amount of 20% of the loan
value as security. Please
provide basic asset information
in the additional information
space at the bottom of the
form.
First
Home Buyer
- Enables assessment of
access to First Home Owners
Grant if possible.
Dependants
and ages -
This relates to persons
of any age who are dependant
on the incomes listed above.
Credit
rating -
Impaired credit rating requires
a different approach to
a good credit rating. Our
consultants are experienced
in solving the issues involved.
